We recently visited a new home community in Riverside – Spring Mountain Ranch. Its going to be a great community. The location is pretty close to downtown Riverside but still feels like the country as it is nestled in the foothills of the nearby mountains, particularly Box Springs Mountain.
The first two communities, Mission Gate and Presidio Point, are being built by KB Home which will have a total of 400 homes. When totally completed, Spring Mountain Ranch will have more than 1000 homes. In the KB Homes communities there is no HOA and the tax rate is about 1.7 – 1.8%. We don’t know yet if that will be the same for the other builders who will be part of Spring Mountain Ranch.
We went through all of the model homes. Our favorite floor plan was residence 2 (1 story) at Presidio Point. The floor plan is shown here. It is a terrific floor plan - one we might even be tempted to buy if we were actually in the market to buy a new home. The Mission Gate homes are priced from the mid $300’s. They offer 1- and 2-story floor plans, all with 2-car garages. These homes range from 1,691 to nearly 3,000 sq ft. The Presidio Point homes are priced from the high $300’s. They offer 1- and 2-story floor plans, all with 3-car garages standard and the homes range from 2,400 to 3,500 sq ft .
Spring Mountain Community Park will include 10 acres of basketball, sand volleyball, places to barbecue and to play. Over 6 miles of pedestrian trails will wind through the community. There is a trailhead here as well. Hikers and cyclists in the community can connect up to the Springbrook Wash multipurpose trails. Visit the Spring Mountain Ranch website.
